The farm is not marked on any sat-nav or standard road map, so please follow these directions:
1) Turn off Motorway M5 at Junction 27
2) At roundabout off motorway take A361 to Tiverton/Barnstaple. Go down dual carriageway for about 150yds and take first left exit up slip road signposted Sampford Peverell.
3) At next roundabout (small) turn left to Sampford Peverell. (A couple of hundred yards down the road on the left you’ll see the road/sign to Tiverton Parkway railway station. Keep going straight on.)
4) Drive straight on through Sampford Peverell, at the far end of the village there's an end of speed limit sign. About 30 yds before this turn right at crossroads signposted Battens Cross.
5) Carry on up steep hill, round sharp right-hand bend and down to T -junction. Turn sharp left signposted Uplowman/Huntsham
6) Follow road until you reach Uplowman village crossroads. Opposite you stands the local hostelry, The Redwoods Inn.
7) Go straight over at crossroads signposted Huntsham/Bampton.. Follow lane for exactly 1 mile, then take the second left. So this is the second left after the pub/Uplowman crossroads, and is signposted East Mere/Chevithorne, also with “Weak Bridge 17T” sign
8) About 20 yards after turning left you'll go over a small and weak stream bridge, then a few yards on past a farm entrance on the right marked Paynes Farm/Evergreens and Stagg Mill. Don’t go in there, but about 15 yards past this farm entrance the road forks with a house, Rose Cottage, in the apex. Bear around to the right marked Coombe, and drive up quite a long steep hill, until you reach a little crossroads with wooden bench - this is the entrance to Middle Coombe drive.
9) Follow this lane along the flat then down steep hill. You’ll see a large thatched barn, and the top of a large thatched farmhouse roof with a smaller slate- roofed gatehouse in front of it. Well done, you've arrived!
